    Most Florida policies cap mold coverage at a small sub-limit ($10,000 is common) even when the underlying water loss is fully covered. We make sure the cap is applied correctly, not stretched to swallow the rest of the claim.

  • Containment & remediation scope

    The visible mold is evidence. Photograph it, note when you first saw it, and identify any recent water event that might have caused it before anything is wiped, sprayed, or sanded.

  • Limit exposure

    Close off the affected area, run dehumidifiers if you have them, and keep vulnerable occupants, children, elderly, immune-compromised, out of the space.

  • Find the water source

    A leak, a recent storm, a plumbing failure, an HVAC condensate issue. Causation is everything. The sooner the source is found and documented, the stronger the claim.
