Mold can begin growing within 24 to 48 hours of water exposure, and evidence disappears fast once cleanup starts. The first 48 hours are about safety, stopping further damage, and preserving proof.
Hour 0 to 4: safety first
- Make sure everyone is safe and the property is safe to enter.
- Shut off water, gas, or electricity if there is a risk.
- Do not re-enter a fire-damaged structure until it is cleared.
Hour 4 to 24: stop the damage and document
- Tarp the roof, board openings, and extract standing water (keep receipts).
- Photograph and video everything before you move or clean anything.
- Note the date, time, and cause of loss in writing.
Hour 24 to 48: report and organize
- Report the claim to your insurer.
- Start a contents list of damaged belongings.
- Keep all displacement receipts (hotel, meals) for loss-of-use coverage.

Two reasons: water damage turns into a mold problem within 24 to 48 hours, and once cleanup begins the physical evidence of the loss is gone. Documentation gathered now supports the whole claim.
Do emergency mitigation to prevent further damage, but photograph everything first and do not discard damaged materials or start permanent repairs until the loss is documented.
